School Avenue Duplex Housing Amendment - Site Plan

SUMMARY: The developer is resubmitting their site plan for duplex housing on School Avenue. The site plan was approved by Planning Commission at the November 2023 meeting pending stormwater permitting. Once the engineers completed their analysis, it was determined that the existing stormwater structure would not be adequate for full coverage. A revised version of the site plan has been submitted, which includes the new detention areas. With the creation of the new detention areas, it has caused one of the duplexes to shift slightly. The developer is requesting a 10-foot setback variance for building #3, which is located at the corner of Woody and Taylor.
STAFF RECOMMENDATION: Staff recommends approval of the setback variance and site plan.
