SUMMARY: The owner of Scarlett’s Body shop is proposing a 3,128 square foot addition to their existing building located at the corner of Highway 127 and Highway 70 East. New driveways are not being proposed. They are requesting a new connection to the City sewer for this building, but the exact location of the tie in has not been determined at this time. The new building will align with the existing building and set approximately 40 feet from the edge of the right-of-way. The required setback for that area is 50 feet. They are requesting a 10-foot setback variance to align with the existing building.
STAFF RECOMMENDATION: Staff recommends the approval of the variance and the site plan, contingent upon the review and approval of the new sewer connection by the Engineering/Utility departments.
