Beehive Subdivision Preliminary Plat - Variance Request

SUMMARY: The preliminary plat for Beehive Subdivision was approved by the Planning Commission a few months ago. The developer, who has been working with a planned development builder, is now asking for a 10-foot setback variance to the front of all the lots within the proposed subdivision. This would reduce the front setback to 20 feet. Since this is a planned development, with a few predesigned house footprints, the largest anticipated home footprint is approximately 39 feet wide by 65 feet deep. This will allow them to have approximately 10 feet of level yard in the rear of the houses, and will also allow adequate parking in the driveways.
STAFF RECOMMENDATION: Staff recommends approval of the front setback variance for the lots within the Beehive Subdivision. With this being a planned development, with predetermined house designs, limited access subdivision, with reduced speed limits, that having the houses closer to the road would not pose a greater risk to public safety.
