SUMMARY: The developer had recently gotten approval for a cluster housing/duplex development for this location. They have changed their mind and now wish to subdivide it into single family residential lots. They are proposing a 23-lot subdivision with approximately 1,000 feet of road, water, and sewer. The points of intersection line up with the previous plat and site plan submittals. There will be 1 new fire hydrant along the new water line. The sewer line will be low pressure sewer and tie into the existing sewer line along Cook Road.
STAFF RECOMMENDATION: Staff recommends approval of the preliminary plat contingent upon some required changes.
• Main water line installed in the subdivision must be a 6-inch line and not a 4 inch as shown.
• Remove the cross-country 6-inch line for the fire hydrant.
• Size of the sewer line must be shown (4-inch LPS is required)
• Proposed road name is needed to be shown.
Also of note, a variance will be needed for the common ground/non-buildable lot, where the proposed stormwater detention areas are located. The variance can be granted at the time of final plat. Provision for the maintenance and upkeep of the common ground and stormwater ponds will be required before approval of a final plat.
