Annexation of 31 Canary Drive - Annexation Review and Recommendation

SUMMARY: The owner of 31 Canary Drive, TMP 112L 007.00, has requested annexation for the purpose of connection to the City’s sewer system. They are wishing to construct a single-family residence with a detached mother-in-law suite. To connect to the city sewer system a sewer mainline extension would be required. It would require approximately 480 feet of a 2-inch LPS line. The annexation would also include 380 of Canary Drive.
STAFF NOTES: A 2-inch LPS line is OK to handle the flows and additional sewer in the area. The conditions of Canary Road are not up to city road standards, but not too far off. Standard repaving would bring it up to within acceptable margins. Planning Commission needs to decide if this should be classified as a single-family residential structure or a multifamily development, due to the detached residence of the proposed mother-in-law suite. The classification will determine the cost responsibility of the LPS extension.

NECESSARY PLANNING COMMISSION ACTION: Two Motions: One, determine if the property is a single-family or multifamily development. Two, make a recommendation to proceed with annexation or not.
