SUMMARY: The owner/developer has demolished a portion of the building and is proposing to rebuild that portion plus an addition 8 feet x 15 feet. When any commercial building changes their footprint, a site plan review is required. The existing building was approximately 2 feet from the property line. The newly construction will be back in the original location, with the addition of 8 feet toward the rear of the property. There were no setbacks on the original parcel. Due to the requirements of Site Plan review, the setbacks are established. Therefore, the owner is requesting a setback variance to allow them to construction the new addition at the same distance as the previous portion that has now been demolished.
STAFF RECOMMENDATION: Staff recommends approval of the setback variance and site plan.
