Consolidation and revision of Maple Glen Phase 2

 

Body

SUMMARY: Habitat for Humanity is proposing combining several lots and adjusting lot lines. Since construction has begun on this phase, they realized that one of the approved lots was unbuildable due to topography, this is for the combination of Lots 32 and 33. They are also wishing to have the location of their cluster mailbox to be on common ground instead of a privately owned parcel. In making that adjustment they are proposing the lot line adjustments for Lots 34, 35, and 36. Due to the topography of Lot 34, they are seeking a front setback variance of 10 feet. This would bring the front setback of Lot 34 to 20 feet.

 

STAFF RECOMMENDATION: Staff recommends approval of the variance, due to existing topography and the approval of the plat. Habitat for Humanity has provided a letter stating the maintenance and upkeep for the common ground parcel.

 

Recommended Action

NECESSARY PLANNING COMMISSION ACTION: Two Motions: Approve the 10-foot front setback for Lot 34. Approve the plat.
