SUMMARY: The developer of Cook Road Phase II, a 23-lot subdivision along Cook Road, located directly in front of Stone Elementary School. This subdivision consists of approximately 1,180 feet of 6-inch water line, 880 feet of 2-inch low pressure sewer, and 1,030 feet of road. The developer has installed the binder on the road surface. They are including a financial guarantee for the required curbing, in the amount of $24,320.00. This is the first subdivision with new road construction to fall under the new subdivision regulations regarding top coat/final paving. Under the new regulations, the developer is responsible for paying the City for the top coat/final paving, to be completed by the City at 70% build out or 7 years, whichever happens first. The amount paid to the City for top coat/final paving was $45,000.00.
STAFF RECOMMENDATION: Staff recommends the acceptance of the financial guarantee and the approval of the plat.
