Storie Ave Duplex Housing - Site Plan

SUMMARY: The developer, Hunter Webb, is proposing a duplex housing development along Storie Ave. They are proposing 4 duplexes, 8 housing units, approximately 1864sqft each. Each unit will have its own driveway to Storie Ave. Each unit will also have its own water meter with connections to an existing waterline along Storie Ave. Each unit will have a connection to a private gravity sewer line, that is proposed along the rear of the units, and will connect to an existing gravity sewer manhole located in Storie Ave. A single stormwater structure is proposed on the south western property line.
STAFF RECOMMENDATION: Staff had some concerns regarding the proximity of the south eastern driveway to the intersection of Storie Ave and Stanely St. The developer’s engineer has shifted all four proposed structures away from the intersection about as far as they could. Staff feels that it should now be an adequate distance from the intersection, which is a four-way stop. The proposed gravity sewer line is not labeled as a private line, but the developer and their engineer have been informed and a new site plan should be provided at the meeting, prior to the approval by the Planning Commission. Staff recommends approval of the site plan contingent upon the submittal of an updated site plan and any required stormwater permits.
