SUMMARY:
A simple two lot subdivision at the corner of Fourth Street and School Street that could have been handled as an In-House plat except the owner/developer is requesting ten foot setback variances from both Fourth Street and School Street. The setback on Fourth would be reduced to 30 feet and the setback on School would be reduced to 20 feet. There are existing buildings along Fourth Street and School Street that are within the existing setbacks so this property would be more in the norm than the exception. Due to the narrow property that is located on a corner of a collector street and local road, and with existing buildings in the area that are already within the required setbacks, staff recommends approval of the plat with the requested variances.
