SUMMARY: The developer, Mr. Cantrell, is proposing a second lot be divided from the former Mariners Pointe property located off Tennessee Ave. The first division was presented and approved by the Planning Commission on February 21, 2019. A variance was granted allowing ingress/egress in lieu of public road frontage. The developer is requesting the same variance for this lot. There has been discussion with the developer in regard to the water line access to the properties. There are several water meters located on the Mariners Pointe property that feed multiple structures. A solution was devised and agreed upon by all parties. The developer has paid for the installation of two new water meters and is granting a utility easement crossing the remainder property to service both tracts 1 and 2. The meters are scheduled to be installed next week. The plat, upon approval, will be held by the City until multiple lots are no longer served by a single meter and has been verified by the City. When this has been achieved, the plat will be signed and recorded. Neither of these affect the approval of the plat by the Planning Commission, but must be done in order to stay in compliance with a City ordinance. Both tracts 1 & 2 have water access by the utility easement.

 

STAFF RECOMMENDATION: Staff recommend approval of the variance and plat.
